A new pub could be built next to a hospital.
Martin Grant Homes has submitted a planning application to Central Beds Council requesting permission to build a pub next to Biggleswade Hospital, Potton Road, on the new Kings Reach estate.
A pub was listed in the original planning permission for Kings Reach.
It was to be built on the south west corner of the community square.
However the application says this is not an appropriate location as it would be next to homes.
It states: “As such it is not attractive to potential operators due to likely limitations on the operational capability of the use and limited parking availability for customers.
“The change in trade within this industry is such that public houses are now more reliant on food related customers rather than alcohol trade. Customers are therefore more likely to drive to such establishments.”
Another site was also considered as an alternative to both the community square and Potton Road. This was land to the east of the spine road that runs from Potton Road to Baden Powell Way.
The application says: “During previous discussions with Central Beds Council planning officers no concerns were expressed with regard to the relocation of the public house to this location, reflective of an understanding that the location of the public house within the community square is not commercially attractive.”
It is proposed that customers will be able to access the pub off a new roundabout on Potton Road.
The application continued: “This site strikes a balance between providing the public house within the development and also in a location where it is visually prominent so as to maximise the chances of attracting passing trade.
“Its location being further away from residential properties and associated constraints allows more flexibility in terms of hours of use and so on. Therefore it becomes more commercially attractive to operators.”
It is expected that there will be four full time jobs and six part time jobs at the pub.
The plan shows 68 parking spaces, three of which would be disabled spaces.
